I live in western Washington State near Tacoma. After 2 years of being unemployed, I just got a new job with a good company on a commission-only basis. I have hardly any money and I'm very concerned that I could become homeless if I don't earn enough to support myself before my money runs out. The only dependents I have is a stray cat I rescued last year.

 I'm trying to find a small loan, $2,500 - $3,500 as an emergency fund if I need it. I applied to CitiFinancial yesterday but haven't heard back yet. My credit isn't very good as you can imagine. I'm also going to make an appointment with a local pastor who knows a little about helping people in a crisis. Would really like to hear from others who've been in this kind of situation and how you got out of it.

 By the way, I'm 48 years old, and spent my career in land use planning and project management. But when the real estate field tanked, so did my career! I've gone into a whole new line of work. My new boss is a former police officer and says he's very glad he hired me. I'm still in the training phase, though, so I haven't had a chance to earn any money yet.

thanks for the add how do i do that, thats me and my son. my wife was having an affair with my best friend while i was in service and they took my boys mike and tony this is tony and she divorced me and i knew nothing till i came home. mike was five and tony was two thats the last time i ever saw them. he hunted me down and asked why i left him. so i told him everything. he said mom told him i was mean and a bad person. hes in service, we write a lot i would never in this life time that i need help. im just rattling on sorry. but please tell me how to add. thank you, larry

Oh, I fully understand the "over-qualified". I'm currently not finding a teaching post but most day to day companies do not want to hire someone who is almost master level. It's too much monies so they seem to think saying "over qualified" is some sort of compliment when all I need is a job.

 in response to Brianwa...   I know and feel how it has changed. I did the commission work before and had the last option pay by hour , I took the later. And I know of people who have degrees roxy something here and others working in a deli and can't find work with their degree so you do what you have to and if you can't afford the phone and net drop it for a while and just to have go back to dial up as I am always faced with..And I have heard you are over qualified crap before OMG if someone is looking for a job why not give it to them? As they know that people who once held higher paying jobs that aren't out there or hard to get they can't find.. That is plain nuts. Well,, let me know if you take out a loan with prosper and how that works out...Good luck

I agree, I'd be more comfortable with a base salary, but from what I see, a lot of legitimate companies don't offer that to their sales representatives. I'm just glad to be out of the real estate/development field. This company does pay for benefits once I reach a certain number of clients. The commissions are generous too. It would only take a few customers a week for me to earn enough to live on. Any clients I find on my own, I'll be paid a $300 bonus plus the commission. I'm going to spend some time doing my own marketing because of that, and offer a $100 finders fee for referrals who become customers.

The economic rules have definitely changed for all of us. For someone like me, with a master's degree and 17 years of experience in my field, it's very difficult. I can't afford to move out of my immediate area to find suitable work. It's completely unrealistic to imply I can find any job I want. Nobody is going to hire me to do janitorial work or any entry level job for that matter. I've applied for some of those positions, and the response is always 'you're overqualified.' Rightfully so: they know that after awhile I'd get bored and frustrated. Probably sooner than later.

There's nothing wrong with taking out a small loan as an emergency fund in the short term. It's a calculated risk; in fact, that gives me even more incentive to do well at my new job and pay off the loan right away. With a commission pay structure, yes there's the risk of making nothing. There's also the chance of making a lot. And since I've learned over the last 2 years how to live on very little, it's a chance worth taking. The company makes my appointments for me, but I can also find clients on my own and earn bonuses for doing so.

My only suggestion is to try to collect unemployment on the previous company to pay expenses whilst you are in training with the new job. I'm not exactly sure what sort of company you are working for but it does sound questionable. However, I know nothing about "real estate". I do know that most "commission" jobs have a low base salary and then anything you collect in commissions is above and beyond your base salary. So, to not have a base salary sounds well sketchy. 

If you need to make a career change I'd do so, but when getting in bed with any company I'd do the research first.

You are welcome. I know how the job feilds can be. I think what the other was meant not knowing what your commissions will be why you just didn't find a job that paid you right out. But you feel comfortable with the work you will be doing so all anyone can do is try it out. Yes I knew a person in the market of getting loans for people and he went under with the economy as did many other people in the realesate biz go under. Now they are doing everything and anything to make money. I have met them in mlm's I use to do. It is a product of our economy...Good luck and keep in touch...

Thank you, Starshine. That's very helpful. The job I've started has a lot of potential. The man I'm training with in the field is one of their best sales reps. Very knowledgable and professional. Someone else replied to my post and questioned why I'd go from project management to sales, implying that there must be something wrong with me. Anything connected to the real estate industry is in serious trouble. I know a lot of fellow land use planners/managers who are leaving the field just as I am, because there's not enough work anymore. I had 2 temporary jobs in the last 2 years that didn't become permanent. Both of those were in the my former career field. It's a product of the economy, unfortunately.

 Anyway, I appreciate your help!

I have done commission work two times and one for  pay so low and hard to get. But yours sounds different with potential. If you can and have the time see about the following job ideas and look for other temporary work till your job starts paying. For me I look for telemarketing jobs.
